River Ranch is comprised of approximately 48,000 square acres, roughly 70 square miles. The best part about River Ranch is that it is private property and there is a property owner's association setup to maintain and help improve your enjoyment of the property.
The property was setup and sold in the late 1960's by Gulf America Corporation as property to be best used for hunting, primitive camping and recreational use and that is what we still have today. You can not build your dream home here. Camps have to be kept movable. Trailers up to 40 feet long and 10 feet wide are allowed to be used. Electric is generator, solar, wind powered only.
For over 30 years, participating River Ranch property owners have used what is considered a safe camping area. Instead of having camps all over the entire 70 squares miles, it was decided a safe camping area confined to aproximately 7-9 square miles would allow for better use of the hunting/riding areas. You do not want camps all over the 70 square miles. Members have always shared their property, which in turn gives us the ability to enjoy all the property.

   Membership
Membership to the RRPOA is $120 a year per person 16 years of age and older using a recreational vehicle. Memberships run from March 1st-Feb 28th of each year. Each paid member can purchase up to 2 guest passes, which run concurrent with membership. In order to get an assigned campsite, you have to own 1.25 acres minimum. The RRPOA suggests that 1-4 people or married couples can be on a 1.25 acre deed and only 1 person or 1 married couple can be on a .31 acre deed. The .31 acre deed gets you recreational use of the property and use of the temporary camping area, where what you bring out to camp with, must leave with you.

river ranch florida property :

My wife and I just bought property at River Ranch and are very pleased with your company. We were shown around the property and Marc answered all of our questions in detail. We were not rushed into doing anything and there were no hidden costs or surprises. Your help in getting our RR memberships was greatly appreciated. I would recommend anyone wanting property here to use you. I am not very easily impressed, but you did the job!

My husband and I bought a piece of property from M&J Lands -- what a pleasure they are to work with. They stood by and did everything they said they would. We have been regular members for about a year now. Our camp is well established and we visit every chance we get. Thanks for everything, M&J Lands!

My wife and I started checking into buying a 1.25 lot at River Ranch a few weeks ago. Marc met us there, showed us around, and was very helpful in answering our questions. Within two weeks, we had the paper work done, the deed sent to us, and a campsite picked out. Even though we have completed all of our paperwork, Marc has still been very helpful in answering any questions and helping in any way he can. Thanks, guys!

It’s official

E-mail Print PDF

altWell it’s official, if you Google “Polk County Music Scene” you will find us at the top of the list.

I’d prefer it be Central Florida music scene, but I’ll take what I can get.

Now I need to work on getting some actual content to make it worth the trip to the web site

So far the most interesting part is our News Feeds section, I guess it is like a clearing house of information relating to ,…. Well a lot of things, mostly music stuff. Be sure to check it out.

The way it works is that it hooks into a myspace/Facebook page and just reposts it here, so the polk county music scene reports on its self, with everything showing up here, in one convenient spot. It works for most normal web pages as well (as long as they have an RSS feed) so by all means send me your links. I prefer Facebook over MySpace (it just works better). So look me up on facebook, or email me

site update

E-mail Print PDF

Well I guess its time for a site update so here goes nothing.
I know I went threw kind of what Polk musicians is last time with “hears the deal about Polk musicians”. But I thought id go a little more into it. What exactly is Polkmusicians? Well that’s kind of hard to pin down at the moment; I guess I could start by stating what it is not.

Polkmusicians is not just another “band list”; if you take a close look at my friends list you will see that every one on it is from Polk County, they are either in a band or a solo artist, or…, some one that can help a band or artist in or around Polk county.(i.e. studios venues, promotion so on ect…);with the exception of my few personal friends. So, I guess you could say Polk musicians is a resource of some sort.
Polkmusicians is not just a myspace page. There are three parts to Polk musicians, the myspace page, the main web site and the musicians forum. What I’m going for here is ,for lack of a better term, a gateway of sorts, for the public at large to locate the Polk county “music scene” which by the way, is not dead or even in the ICU, its just on vacation in other counties.

The idea here is for me to make a lot of “hoopla” about the Polk county music scene, on the web page so that Google picks it up. So when John q Public Googles music in Polk county, or what ever along those lines; he finds Polkmusicians.com with a link to the myspace page with over 300 links to various parts of the “music scene”. By “hoopla” I mean actual content relevant to the Polk county music scene.

The forum; all ill say here about that is that it is what started Polk musicians back in 2004, and it is covered in more detail in my previous post “here’s the deal about Polk musicians”
Any way, in closing id just likes to say this; as to whom Polk musicians is not, it’s not me; it is you. I’m just a small part; I do play a mean guitar (if I do say so my self), 2 or 3 times a week at my local church (any time any of you want to jam your more then welcome to join me there, and if not your local church would most likely welcome you in a like manner (not going to bible thump you, nuff said))
And id like to mention that all the music on my profile is by local musicians and bands my taste is a little eclectic but I try to keep it interesting.
If you would like to comment on this, you can find this posted in my blog and it will be on my page for a bit.

Here is the deal about Polk Musicians.

E-mail Print PDF

My name is mike but every one has called me “Little Will” since I was like 10, and it’s been just “Will” for the past 20 years. And I have played guitar for going on 22+ years now.
A few years ago I decided I wanted to be in a band, a real band not just a couple guys jamming on there guitars. So I thought I would do a search for local musicians in Polk County, and came up with nothing at all except a couple of paid services that the variety of musicians was some what limited and still nothing local. So I decided to start a local musician’s forum. In the process of building the forum I thought just a local musician search is not enough content to make the site worth revisiting.
Then I got to thinking why not add local bands looking for some place to play. I did a search for venues around Polk County. Guess what I found? That’s right nothing. I’m not saying there is nothing because there are a few great places, they are just not so easy to find on the internet. This is understandable because venue owners have enough to worry about just running the venue and have only a limited amount of time and money for advertising, and rely heavily on word of mouth and the fans, friends and family of the bands to generate there revenue. Ok this is getting longer then I was expecting so ill cut it short.
My goal for Polk musicians is to consolidate as much information as possible about the local music seen in Polk county and put it in one spot on the internet to make it easy for any one to find, All so to do what ever I can do to help improve the current state of apathy that exists in the area local music venues in Polk County.
But I am just 1 guy, not much I can do alone; I need your support in this. So I invite you to discuss what you think about the matter, either here, in your blog, (preferably) on my forum at Polk Musicians
